Our Process:
One Team, One Contract, Start to Finish
From the first conversation to the final walkthrough, you work with the same team the entire way.
Most construction projects move through separate phases with separate teams. Design happens here. Construction happens there. Somewhere in between, things get harder to protect: details shift, costs creep, and the finished space doesn't always match what anyone pictured at the start.
We built our process to close that gap. Every project moves through the same team, under the same contract, from concept to keys in hand. Here's how it works.
Every project is different, and not every client needs to start from scratch. If you already have plans in hand or a contractor relationship you'd like us to step into, we can join at the phase that makes sense for you. Here's what the full process looks like when you start at the beginning.
Step 1: Preconstruction
We Plan Before We Build
Every project starts with preconstruction: budgeting, scheduling, and identifying risks before a single shovel hits the ground. This is where we catch problems on paper instead of on site, so your budget and timeline are grounded in reality from day one.
Step 2: Design-Build
Design and Construction, Working Together
Our design-build approach means your architect and your builder are in the same room from the start. Design decisions get tested against construction realities in real time, so the building you approved on paper is the building you actually get.
Step 3: Construction Management
We Keep Everything Moving
Once the plans are set, our construction management team takes the lead, coordinating schedules, budgets, and subcontractors so nothing falls through the cracks. You get one point of contact who can answer any question about where the project stands, at any point.
Step 4: General Contracting
Boots on the Ground, Every Day
When it's time to build, our general contracting team is on site, managing the day-to-day work of turning plans into a finished space. We hold ourselves to the same standard we set in the design phase: nothing will surprise you.
Start Where It Makes Sense
This process works from the ground up, but it doesn't require starting from the ground up. If you've already got architectural plans, an existing relationship with a contractor, or a project that's already underway, we can step in at the phase that fits. Whether that's taking over construction management on a project someone else designed, or picking up general contracting once the plans are finalized, you still get the same team, the same accountability, and the same one-contract simplicity. The starting point changes. The way we work doesn't.
One Phone Call.
One Relationship.
One Responsible Party.
Because every phase lives under one roof, you're never stuck translating between an architect and a contractor who've never met. You call one number, talk to one team, and get a straight answer every time. That's the whole point.
What is the design-build process for commercial construction?
The design-build process combines architecture and construction under one team and one contract, rather than splitting them between separate firms. Endeavor North Design Build manages every phase, from preconstruction planning through general contracting, so clients in North Dakota work with a single point of contact from concept to completion. This approach reduces the miscommunication and cost creep that can happen when design and construction are handled separately.
How long does the construction process take for a commercial building?
Timelines vary based on project size, scope, and building type, but preconstruction planning typically identifies a realistic schedule before construction begins. Because Endeavor North Design Build manages preconstruction, design-build, construction management, and general contracting as one continuous process, clients get a clearer and more accurate timeline upfront rather than discovering delays mid-project.
What's the difference between construction management and general contracting?
Construction management focuses on coordinating schedules, budgets, and subcontractors throughout a project, while general contracting covers the hands-on work of building the project day to day. Endeavor North Design Build provides both under one roof, so clients don't have to manage the handoff between a construction manager and a separate general contractor.
Do I need to hire an architect separately before starting construction?
No. Endeavor North Design Build's design-build model means architecture and construction happen under the same team and contract from the start. Bring your project idea directly to Endeavor North Design Build, rather than hiring an architect and a contractor separately and coordinating between them.
What types of commercial projects does Endeavor North Design Build handle?
ENDB works on healthcare, retail, office, civic, recreation, and adaptive reuse projects across North Dakota. Each project is different. One might move through the four phases of preconstruction, design-build, construction management, and general contracting, or some projects bring in ENDB at the phase that fits the need for a specific stage of the project.
